Stake the house corners before a single tree comes down. Not the general area, not a spray-paint rectangle in the leaves. Actual corners, actual dimensions, with the driveway centerline flagged, the well and septic locations marked, and the utility runs laid out from the road to the meter. Everything that follows depends on that layout being real, and every crew that has ever cleared a lot has watched somebody move the house forty feet after the trees were already gone.

Lot clearing for building a house is a sequence, and the order is not negotiable. Do it out of order and you pay for it twice: once in wasted clearing, and again three years later when the trees you kept start dying.

Step One: Get the Whole Footprint on the Ground

The footprint is more than the house. It is the foundation, plus the working room a crew needs around it, which is usually ten to fifteen feet of clear space for staging, scaffolding and a concrete truck's reach. Add the driveway with its cut and fill, the turnaround, the well, the septic tank and drain field with its reserve area, the electric and water runs, and wherever the builder plans to stockpile topsoil and spoil.

Get all of it flagged at once, in different colors, before anyone bids the clearing. Two things come out of that. First, you can see the actual shape of what has to be opened, which is usually less than people assume and occasionally more. Second, you can see which trees are inside the disturbance zone and are coming out whether you like it or not, versus which ones are genuinely optional.

Walk the flagged layout with the builder and the excavating contractor before you walk it with anyone cutting trees. If the driveway grade has to shift to hold a workable slope, that changes the tree list. Better to find that out with flagging tape than with a chainsaw.

Step Two: Choose the Keepers and Fence the Roots

Now walk the lot for what stays. Look for structure and health, not just size: a full crown, a single dominant leader on species that should have one, no seams or included bark at the main unions, no fungal conks at the base. Consider exposure, too. A tree that grew inside a closed stand has never carried wind on its own and will be doing so the day after you clear around it.

Then protect what you chose, properly. A ribbon tied around the trunk protects nothing. It tells an operator not to hit the trunk, and the trunk was never what was at risk.

What you need is a fence, orange construction fence or panels, set at the edge of the root protection zone and left standing for the entire build. A workable rule of thumb is one foot of radius for every inch of trunk diameter measured at chest height, so a twenty-inch oak gets a twenty-foot radius, and more is better. Inside that line: no vehicles, no material storage, no washout, no trenching, no fill. The roots that keep a mature tree alive are mostly in the top eighteen inches of soil and spread well past the branch tips. That is the part the build will destroy if nobody defends it.

Tell the builder before the contract is signed, not after the first load of block shows up. A fenced root zone means somebody's material has to go somewhere else, and that is a conversation to have on paper.

Step Three: Understand How Grade Changes Kill Trees

This is the expensive mistake, and it is expensive because it does not look like a mistake at the time.

Cut two feet of grade off the uphill side of an oak to level a building pad and you have removed most of its absorbing roots on that side. Add two feet of fill over the downhill side and you have smothered the rest, because roots need air and compacted fill does not have any. Trench a water line straight through the root plate and you may have severed a third of the system in a single afternoon.

None of that shows up right away. The tree leafs out fine that spring. The next year the crown looks a little thin. The year after that you get dieback in the upper branches, and by the third or fourth season you are paying to remove a large dead tree from a finished yard, with a house, a driveway and new landscaping in the way. That removal costs far more than the same tree would have cost standing in an open lot with nothing around it.

So the decision about which trees stay has to be made before machines arrive, and it has to be made with the grading plan in hand. If the pad cut runs through a tree's root zone, that tree is already gone. Take it now, while access is easy and there is nothing to damage. Keeping it is not mercy; it is a deferred bill.

Route utilities around root zones where you can. Where you cannot, boring under a root plate does far less damage than trenching through it, and it is worth asking about.

Step Four: Clearing, Stumps, and Handing Off a Buildable Site

With the layout flagged and the keepers fenced, the removal itself is straightforward work. Trees inside the disturbance zone come down, get bucked, and get hauled. Brush gets chipped. Logs get sorted for whatever they are worth as timber or as firewood. Material gets moved with equipment sized for the site: a full-size skid-steer loader rated at 4,000 pounds handles most residential lot work, and tight spots between protected trees are where a smaller machine earns its keep.

Stumps are the handoff point to the builder. Inside the foundation footprint, under the driveway, and anywhere fill is going, stumps and their root plates need to come out or be ground well down, because wood buried under a slab or a driveway rots and leaves a void, and voids become settling. Grinding works the collar down past its main roots, and the hole that leaves behind can be backfilled and seeded once the grade around it is final. Elsewhere on the lot, away from any structure, leaving a stump is a legitimate choice.

Ask the builder what condition they want the site in on day one. Some want everything down and hauled with a clean pad. Some want the brush cleared and the large timber staged where they can reach it. Site prep ahead of construction and landscaping is work Ward's already does, so the handoff is a normal conversation rather than something to figure out mid-project.

The practical timeline: flag the layout, choose and fence the keepers, clear and haul, then grind stumps once the final grade is settled. Lot clearing for building a house goes wrong most often when steps two and three get skipped because the excavator was available on Tuesday. Get the tree decisions made while the flagging tape is still the only thing on the property. Set up a site walk before the build schedule locks, and bring the plat and the grading plan with you.
